Week ending Aug 15, 2026: the Los Angeles–Orange County metro-area buyer-versus-seller gauge read “Leans buyers” (59 out of 100), unchanged from last week. Months of supply were 3.9, about the same as 3.9 a week earlier, with a price cut on 8% of listings.

Week ending Aug 15, 2026: the Los Angeles–Orange County metro-area buyer-versus-seller gauge read “Leans buyers” (59 out of 100), unchanged from last week. Months of supply were 3.9, about the same as 3.9 a week earlier, with a price cut on 8% of listings.

What changed

  • Supply. Months of supply at 3.9 (about the same as 3.9 a week earlier); 20,965 homes were for sale in the metro area.
  • Listings and contracts. 1,728 new listings against 1,737 the week before, and 1,238 new pending sales against 1,248.
  • Price cuts. 8% of listings had a price cut, about the same as last week’s 8%.
  • Mortgage rates. The Freddie Mac 30-year average was 6.67% (week of Aug 13, 2026), about the same as the prior week’s 6.69%.

  • Supply is on the tighter side at 3.9 months, so a strong pre-approval and a decisive offer help.
  • Price cuts on 8% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.
