Week ending Sep 5, 2026: the Los Angeles–Orange County metro-area buyer-versus-seller gauge read “Balanced” (54 out of 100), moving from “Leans buyers” last week. Months of supply were 3.9, about the same as 3.9 a week earlier, with a price cut on 8% of listings.

Week ending Sep 5, 2026: the Los Angeles–Orange County metro-area buyer-versus-seller gauge read “Balanced” (54 out of 100), moving from “Leans buyers” last week. Months of supply were 3.9, about the same as 3.9 a week earlier, with a price cut on 8% of listings.

What changed

  • Supply. Months of supply at 3.9 (about the same as 3.9 a week earlier); 20,986 homes were for sale in the metro area.
  • Listings and contracts. 1,599 new listings against 1,705 the week before, and 1,250 new pending sales against 1,250.
  • Price cuts. 8% of listings had a price cut, about the same as last week’s 8%.
  • Mortgage rates. The Freddie Mac 30-year average was 6.71% (week of Sep 3, 2026), higher than the prior week’s 6.66%.

  • Supply is on the tighter side at 3.9 months, so a strong pre-approval and a decisive offer help.
  • Price cuts on 8% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.
