WEEKLY UPDATE · OCTOBER 2026

Week ending Oct 3, 2026: the Los Angeles–Orange County metro-area buyer-versus-seller gauge read “Favors buyers” (67 out of 100), moving from “Leans buyers” last week. Months of supply were 4.5, higher than 4.3 a week earlier, with a price cut on 9% of listings.

What changed

  • Supply. Months of supply at 4.5 (higher than 4.3 a week earlier); 20,932 homes were for sale in the metro area.
  • Listings and contracts. 1,629 new listings against 1,576 the week before, and 1,083 new pending sales against 1,120.
  • Price cuts. 9% of listings had a price cut, higher than last week’s 8%.
  • Mortgage rates. The Freddie Mac 30-year average was 7.28% (week of Oct 1, 2026), higher than the prior week’s 7.03%.

If you are buying

  • Supply is on the tighter side at 4.5 months, so a strong pre-approval and a decisive offer help.
  • Price cuts on 9% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.

If you are selling

  • New listings outpaced new pending sales this week, so a home stands out most when it is priced and presented well from day one.
  • The gauge describes the region; the price that matters is the one that matches your street, your condition and today’s buyers. Ask Rudy for a personal market report.
