Rudy Flores works with the Patti & Jeff McKelvey Team at Coldwell Banker West as a Realtor® and Real Estate Strategist. This site covers the hands-on side of a San Clemente move: tours, offers, listings and the escrow calendar.
His road here was a little unusual. For about 12 years he worked in telecom real estate development, where each site meant a lease to negotiate and a permit file to carry through a city or county. After more than 100 jurisdictions, he turned to helping people buy and sell homes. He tells that story in the interview on this page.
From Lease Talks to San Clemente Offers
A cell-site lease and a home sale have a lot in common. Each has a price, a calendar and a list of terms that can matter as much as the price. Rudy reads an offer the same way, term by term: price, credits, contingency periods, the closing date and any rent-back.
San Clemente adds its own paperwork. Near the pier and the beach, buyers often ask about a lot’s coastal-zone status and whether exterior changes go through city review. Hillside streets bring slope, drainage and retaining-wall questions. In Talega and Forster Ranch, the associations set their own rules and fees. Gathering records was routine in permit work, so Rudy starts that step early. The goal is time for buyers to read and answers ready for sellers.
Then comes the calendar. On the standard California purchase form, buyers commonly clear contingencies in about 17 days, and escrow often closes about 30 days after acceptance. Rudy puts those dates on one timeline. If you’re selling one home and buying the next, he can map both escrows side by side, while your lender and escrow officer confirm the details.

- He walks you through every term of an offer or counteroffer, and you choose each response.
- Sellers can ask for a free written valuation with the comparable sales behind it. Rudy also films and edits his own listing videos.

Questions about working with Rudy
How does Rudy’s lease work show up in my negotiation?
A lease has terms beyond the rent, and a home offer has terms beyond the price. Rudy sets credits, contingency periods, closing dates and rent-back terms side by side, so you can weigh the whole offer. Every decision stays yours.
Can Rudy help me sell one San Clemente home and buy another?
Yes. He can lay both escrows on one timeline and talk through options such as a contingent offer or a rent-back. Your lender confirms what you qualify for, and a CPA or attorney answers tax and legal questions.
Will Rudy help me look into a hillside or view lot?
He’ll help you build the checklist: the view from the main rooms at different hours, slope and drainage, retaining walls and any geotechnical history. Inspectors and engineers give the expert opinions, and Rudy helps line up the questions and the timing.
