In California, a purchase generally resets the assessed value based on the price you pay, and local charges are added on top. Ask for the actual current tax bill and speak with a tax advisor for advice specific to you.
Association dues
For condos, townhomes and planned communities, monthly dues and any special assessments belong in your budget. Read the association documents before you make an offer.
Parking and beach traffic
In beach-adjacent areas, summer crowds and limited parking can affect daily life. Visit a property on a summer weekend as well as a quiet weekday.
