Spanish Colonial homes give San Clemente its identity. They are also real houses with real maintenance needs, and understanding those needs helps you buy with open eyes.

The tile roof

Clay or concrete tile roofs can last a very long time, but the layer underneath, called the underlayment, often wears out sooner than the tiles above it. Ask a roofing professional to evaluate not just the tiles but the underlayment and flashing, and ask when the roof was last serviced.

Stucco

Stucco is durable but not maintenance-free. Hairline cracks are common and often minor, while wider cracks, staining or bubbling can indicate moisture problems. A good inspection looks at how water moves around the house, including gutters, grading and flashing.

Arches, iron and details

Wrought iron, decorative tile and arched openings add charm and require upkeep. Coastal air can rust metal and fade finishes, so ask about the condition and age of exterior features.

Remodels and design review

San Clemente has design standards that encourage the Spanish Colonial style. Before you plan an addition or exterior change, ask the City what applies to your address and confirm any needed permits.

Insurance and disclosure

Older homes may have older wiring, plumbing or roofing that affects insurance. Ask for insurance quotes early and review the seller's disclosures closely.

A good question to ask every seller

What has been replaced, and when? A clear record of roof, plumbing, electrical and stucco work tells you more about a home's condition than any photo.
