For a San Clemente owner, the choice is seldom just sell or stay. The real questions are about how: lease the home or sell it, buy the next one first or second, what happens to a tax base after a move, and which month to aim for.
Each path below starts from questions Rudy Flores hears from owners in the 92672 and 92673 ZIP codes. Values and rents come from Zillow's September 2026 data; weekly readings cover the wider Los Angeles–Long Beach–Anaheim area, which takes in Orange County. They record past activity, not a forecast.
1. Should I sell and move, or keep the house and rent it out?
Start with what the home could earn against what it is worth. Typical rent, by Zillow's September 2026 index, was $3,592 a month in ZIP 92673 and $3,398 in ZIP 92672. Twelve months of that rent equal roughly 2.5% of the typical 92673 value and 2.3% in 92672. That is a gross figure; vacancy, upkeep, insurance, management and any mortgage payment all come out of it. Holding on also keeps today's tax bill, and under Proposition 13 a long-held home's bill may be well under a new owner's after reassessment.
Planned communities add a step. CC&Rs can regulate rentals, and the associations in Talega and Forster Ranch set their own rules and fees, so the answer can differ from one sub-community to the next.
Renting for several years can also reduce the federal home sale exclusion on a later sale. The keep-or-sell calculator sets the first year of each choice side by side, and a CPA can explain how depreciation and the exclusion would apply.

2. Can I buy my next home before this one sells?
Buying first lets you shop without a deadline, and some owners cover the down payment with a bridge loan or a home equity line until the sale closes. A HELOC leaves the first mortgage in place and adds a second loan, usually at a rate that can change, and lenders often cap total borrowing at around 80% to 90% of the home's value.
A contingent offer makes the purchase depend on your sale. Some sellers accept that, though it can weaken an offer when buyers are competing. Selling first gives a firm budget, and a rent-back can cover the gap: the buyer agrees to let you stay after closing, you pay daily rent, and you move out by the agreed date.
Calendars are tight either way: on the standard California purchase form, buyers commonly clear their contingencies in about 17 days, and escrow often closes about 30 days after acceptance. A lender can confirm what you qualify for before and after the sale, and Rudy can map both escrows on one timeline.

3. I'm 55 or older, or I inherited the house. What does Prop 19 change?
Proposition 19 reaches San Clemente sellers in two ways. Sellers who are 55 or older, or in the other groups the law lists, can move a principal residence's taxable value to a replacement home in any California county, as many as three times, provided they buy or build it no later than two years after selling. If the new home costs more than the old one's market value, adjusted to 105% or 110% in the first or second year after the sale, the excess is added. That claim is filed with the county assessor after both transactions close, not through escrow.
Inherited homes follow narrower rules, in effect since February 16, 2021 for these transfers. A parent's principal residence keeps its tax base only if the child makes it their own principal residence and files for the homeowners' exemption within one year, and value above the factored base plus an adjusted amount, $1,044,586 for transfers from February 16, 2025 through February 15, 2027, is added. If the heir sells instead, the home is reassessed at the price the buyer pays.
Inherited San Clemente homes go through the Orange County Assessor. Check eligibility and deadlines with the assessor, a tax adviser and an estate-planning attorney.

4. What does listing a coastal or HOA home on the open market involve?
A full open-market launch shows the home to every active buyer at once, and also sets it beside every competing listing. Zillow counted 95 homes for sale in ZIP 92672 and 72 in ZIP 92673 in September 2026. Values spread widely inside one ZIP, too: Zillow put the typical upper-tier home in 92672 at $2,723,307 that month and the typical entry-level home at $1,152,889, so a ZIP-wide figure says little about any one house.
Buyer questions follow the address. Near the pier and the beach, expect questions about the lot's coastal-zone status and whether exterior changes would go through City review. On hillside and ocean-view streets, slope, drainage and retaining-wall reports help. In planned communities, California law has the seller provide the association's document package, including current dues and any special assessments, and having it ready early helps the schedule.
Rudy's seller guide also suggests showing Spanish Colonial details such as tile, arches, stucco and courtyards, and naming the distance to the pier, beach and trails in the listing's first line.

5. Should my listing date follow the season or my move?
Past patterns say the season can matter. Zillow's weekly figures for Los Angeles and Orange County, with each calendar month averaged across 2018-2019 and 2022-2025, show 51% of homes selling above list in April, May and June, against 37% in December. Sale prices averaged 101.5% of list in April and May and 99.5% in December, and days to contract ran about 33 in April and about 51 in December. January had the smallest share of price cuts, 4.3%.
This fall's readings sit on the buyer side: the metro gauge read 68, Favors buyers, for the week ending October 17, 2026, against 49, Balanced, a year earlier, with 4.6 months of supply. A move date, a purchase and an owner's finances usually weigh more than the calendar. Rudy can line up a listing date with the weekly report and the moving plan.

Weighing more than one option?
Few San Clemente moves rely on just one of these paths: a rent-back can sit inside a spring sale, and a lease can be priced against a sale while Prop 19 dates are checked. Rudy can set out the numbers for each path at one address and list the tax and timing questions to take to a CPA or attorney. General information only, not legal, tax or financial advice.
