SAN CLEMENTE REAL ESTATE
Selling From a Distance

Selling Your San Clemente Home From Out of Town

Moved out of state or left Camp Pendleton on new orders? How to sell your San Clemente home from wherever you are now, with a checklist for your move.

SELLING FROM A DISTANCE · OCTOBER 2026

A job in another state or a set of orders away from Camp Pendleton can leave the San Clemente house behind. The sale can still go smoothly from wherever you are: video calls, electronic signatures and a team on the ground do most of the work. Here is how it runs, with Orange County details and a checklist that fits your move.

Selling, renting or holding the house? Four questions in the Home Strategy Quiz and Rudy writes back with a plan for your move.

How a sale from a distance runs

  1. Begin with a call. Discuss goals, timing and price over the phone or video, and ask for a home value review based on recent San Clemente sales.
  2. Sign the listing online. You go through the listing agreement and disclosures together, then e-sign them.
  3. Get it ready from out of town. A live video walk-through produces the prep list.
  4. Showings without the trip. The first days on the market are typically the busiest with showings and an open house, and Rudy can explain how they would run with no flight home.
  5. Offers and e-signatures. E-sign the contract from your new state, and ask Rudy how offers would reach you and how the inspector and appraiser would get in.
  6. Close from your new state. Sign the deed with a notary where you live, or at a military legal office if you are serving.

Build your checklist

Answer four questions and the checklist narrows to your move, from an out-of-state job to new orders. The worksheet totals the costs of being far away and sends them to the selling calculator if you like.

Signing from where you are

California gives an e-signature the same legal effect as one on paper (Civil Code 1633.7). That covers the listing agreement, the disclosures and nearly every escrow form.

The deed must be acknowledged before a notary before the Orange County recorder will record it (Government Code 27287). The table shows the routes.

How the deed signature usually works, by where you are
Where you areHow the deed signature usually worksWhat to ask escrow
In the U.S.A mobile notary or a local notary. California accepts an acknowledgment taken under the law of the place where it is signed (Civil Code 1189(b)).Whether they arrange the notary or you book one, and how the originals come back.
Outside the U.S.A U.S. consul or consular agent, or a local notary plus an authentication step such as an apostille (Civil Code 1183).Which ID they need, and how long shipping the originals takes.
On active dutyCommissioned officers with notary powers can take acknowledgments for service members and their spouses (Civil Code 1183.5).Whether a military notary's acknowledgment works for their recording.
OnlineAs of October 2026, California notaries cannot notarize online yet. Whether another state's online notarization works for this deed is for escrow and the title company to say. Before you book anything online, whether they will accept it.

Service members can get a power of attorney from a legal assistance office at no cost, though a company may require its own form (Military OneSource); civilians should ask an attorney. Have the title company approve it before anyone signs with one.

Keys, codes and access

Round up the house keys, every garage remote, the mailbox key and the community fob, and make a note of the alarm code and the main water valve.

Then check with Rudy about the address, and choose overnight shipping with tracking, a courier, or a friend who lives nearby.

Getting it ready without trips home

Out-of-town owners usually hire cleaning, hauling, yard care and a few small repairs.

Choose each vendor and sign off on every quote before work starts. A handyman visit can cover the water-heater straps, smoke alarms and carbon monoxide alarms the sale paperwork asks about.

Video walk-throughs

Skip the trip up the coast or across the country: a live video walk-through shows you the house as it is today.

Empty, rented or someone living there

Empty, leased or with a relative living in it: each changes the sale in a few ways.

ShowingsSimple to schedule, with nobody's routine to work around.Written notice first: 24 hours is presumed reasonable, during normal business hours (Civil Code 1954).Agree on showing windows and a quick tidy-up routine.

InsuranceTell your insurer it is empty and ask what changes.Confirm the policy fits a rented home.Tell your insurer who is living there.

At closingGather keys, remotes and manuals for the buyer.Ask escrow how the deposit and lease are handled.Settle the move-out date well before closing.

Considering a rental instead? California requires a valid, active DRE license for anyone who collects rent and manages a home on your behalf, and the DRE license lookup shows it. The keep or sell calculator helps with that decision.

Utilities, insurance, mail and the tax bill

SDG&E provides electricity in San Clemente and can stop or transfer service online. For water and sewer, City of San Clemente Utility Billing asks for your stop date and a forwarding address, charges no disconnect fee and recommends at least 2 business days' notice; it also notes that fixed charges continue to accrue while service is turned off. Gas goes through the company on your gas bill.

Let your insurer know nobody is living there. If the homeowners' exemption was on your property tax bill, notify the Orange County Assessor; you can end it without a penalty through December 10.

USPS forwarding lasts 12 months, and the first forwarded mail can take 7 to 10 business days.

Staging a home you have left

Empty rooms can be staged with furniture, staged virtually or shown clean. Under AB 723, a California law in effect since January 1, 2026, a virtually staged photo must be labeled and the original must be available.

Closing week, from afar

Have the deed signed a few days ahead, end utility service the day escrow closes, and confirm with Rudy where the keys, remotes and appliance manuals go for the buyer. The closing statement belongs in your tax file.

Federal law lets you exclude up to $250,000 of gain, $500,000 if married filing jointly, when the home was your main residence for 2 of the 5 years leading up to the sale (IRS Publication 523). Leaving on orders? The IRS lets members of the uniformed services on qualified official extended duty (more than 90 days, 50 miles or farther) suspend the 5-year test for as long as 10 years, and the entitlement on a VA loan can be restored after the sale and payoff by filing VA Form 26-1880 or applying online. Expect escrow to explain California's real estate withholding (FTB Form 593): part of the price may be withheld for state tax unless an exemption applies. A tax professional can check your dates.

Sell now, rent it out, or keep it?

Sell now or rent it out? Send the planner total to the compare my selling options calculator, where it fills both preparation fields. The rent-then-sell result there subtracts Repairs and preparation as well, so edit that number if the spending would be a one-time thing. The seller net proceeds estimator, a cash offer comparison and the home sale tax exclusion estimator add more detail.

Tell Rudy where you are

Not sure whether to sell or rent it out? The quiz is four questions, and Rudy sends a plan in reply.

Questions owners ask

Can I sell my San Clemente home without coming back?

Most out-of-town owners do. Showings, the opening days and the inspection and appraisal can all go ahead with you elsewhere. You handle the signatures, using whatever method escrow sets for each document.

How do I sign the deed from another state, or on orders?

Book a notary near you, mobile or at an office; California recognizes acknowledgments taken under your new state's law. If you are serving, a military legal office notary is another option. Overseas, a U.S. consulate can do it, or a local notary plus the apostille step. Escrow will confirm the ID.

Is online notarization possible?

California notaries cannot notarize online yet. Whether a notarization done online in another state is acceptable for your deed is something to settle with escrow and the title company in advance.

Should the house sit empty or be rented while it sells?

Empty is easiest to show and stage. A rented home can sell too, with written notice before showings; 24 hours is presumed reasonable in California.

While I'm away, who handles entry for inspections, the appraisal and showings?

That depends on the setup, often a lockbox; ask Rudy what would work here, and keep the escrow timeline in view yourself.

Which accounts and offices need my new address?

The insurance company, USPS for forwarding, your HOA, and the Orange County Assessor if the homeowners' exemption was on the bill.
